Not a small town Frat boy type daily rentals
Star Rating - 2/14/2024
Lived here almost 10 years in retirement. Definitely not what it was 10 years ago. I knew the population would increase, that鈥檚 inevitable but it doesn鈥檛 have a small town feel at all compared to the Midwest. Lots of daily rentals, roads too small for the population, and kind of a frat boy atmosphere.
You can find climate and other data on this site but I鈥檓 just telling you it鈥檚 not small town.
Not as friendly as the Midwest I鈥檓 sad to say. Lots of good old boy real estate zoning so they overbuild and don鈥檛 worry about any type of family atmosphere. No water but one of the powerful locals is building a water park on a two lane road that鈥檚 already overcrowded.
If you鈥檙e a party type it鈥檚 ok. If you鈥檙e not I suggest looking elsewhere. I鈥檓 planning to move. Not anything I wanted to do again when I retired here. The good thing, my house has more than doubled in price. Not really anything good in the long run.
鈥︹赌.
One year after update: did sell my house for more than twice what I paid. Moved my family north to Idaho. Much better for me. One thing I learned from Hurricane was, if the area is a tourist trap or has been advertised extensively for events and such, the population will far exceed what the statistics show on this site. Way more. Many of the people are unfortunately ill behaved. Especially if they rent one of the daily rentals next door to your home. I see the up votes and down votes on my review are fairly close. That鈥檚 pretty much what I expected. If you are a partier, this could be your place, if not beware.

An addendum to the above, my retired friends and I, 10 years ago, used to to use Sand Hollow park with the side by side or boat and it was barely used. Now the lake is completely filled with people with lines of traffic for the park. It鈥檚 also become well known for all those 鈥渋ron man鈥 type events and a myriad of marathons and every off road event you can imagine. The roads are blocked and impasssble for the locals. Just overwhelmed. Ditto the Zion park. It was all effectively advertised for years and now just overcrowded. FYI.
